Confirmation of your booking: Bookings made online through our booking system are provisional until confirmed by the owners. If a booking is made that cannot be accepted, then a full refund on any monies will take place. 

Smoking & Candles/Naked flames: The cottages are strictly non-smoking and non-vaping. Guests should not smoke or vape in or near the buildings. In the garden for each cottage there is a table and benches with ashtray. Guests are welcome to smoke or vape there. Candles are not permitted in the cottages. Sorry this is Fire Regs. for cottages & Insurance purposes. 

Cancellation Policy: By making your booking and having it confirmed, the agreement is a legally binding contract and the deposit is non-refundable and non-transferable. We would recommend that you take out cancellation insurance to cover this cost. Cancellations within two weeks prior to arrival or in the event of a no show will invoke the full price of the stay. This will also be the case for guests who just do not arrive. Cancellations prior to this will result in the loss of deposit. We also reserve the right to refuse a booking made online, in which case the person making the booking will be notified and the deposit refunded. 

Cancellation by us, the cottage owners If we, the owners of the cottages performance is hindered or prevented by a Force Majeure Event (please see definition below), we may, at our sole discretion, offer you:

  1. a full refund; or
  2. alternative holiday dates; or
  3. such other remedy as we consider appropriate with regard to the circumstances.
In this contract, a 'Force Majeure Event' means any of the following circumstances which may hinder or prevent the performance of the contract, including but not limited to:
  1. acts of God, flood, drought, earthquake or other natural disaster;
  2. epidemic or pandemic;
  3. terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations;
  4. nuclear, chemical or biological contamination or sonic boom;
  5. any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary licence or consent;
  6. collapse of buildings, fire, explosion or accident;
  7. any labour or trade dispute, strikes, industrial action or lockouts;
  8. non-performance by suppliers or subcontractors; and
  9. interruption or failure of utility service.
Dogs: On arrival please keep your dog on a lead whilst you unpack and get your bearings. There may be other dogs and guests on site so you must keep your dogs on a lead around the driveway and cottages.Dogs are not allowed in the bedrooms. If your dog goes on the sofas, please use the throws provided,. The cottages have a door or stair gate to control where they go. We will levy an extra cleaning charge if they have been on the beds or on uncovered sofas and any damage will have to be paid for.If you wish to leave your dog in the cottage please ask for a crate if you think it will provide security and control. If your dog tends to bark when left alone then please take your dog with you. No other pets will be accepted.

 

Electric Vehicle charging policy: (sorry but this bit is long winded)

This policy sets our how Electric Vehicles (EV) should be recharged while at the Property and the responsibilities of EV owners in respect of safe charging. This policy forms part of our contract with you. A breach of this policy will constitute a breach of the contract between us. This policy applies to all members of the Booking Party and such other visitors of the Property. It shall be the responsibility of the Lead Guest to inform all members of the Booking Party and any visitors of this policy. For the purpose of this policy an EV is any vehicle that uses electric motors, either fully or partially, to drive its wheels. It will derive some or all its power from rechargeable batteries which requires connection to the electricity grid (plug-in). This includes fully chargeable and plug-in hybrid cars. Domestic chargers are not permitted at the Property. Most EVs are supplied with a domestic charger, commonly known as a 'granny charger' or a ‘trickle charger’. These cables recharge the EV using a domestic power source via a 3-pin wall socket. Domestic chargers are not suitable for use in the Property and will create a fire hazard. The use of domestic chargers is strictly forbidden. We retain the right to carry out reasonable inspection, on a without notice basis, to ensure that granny chargers are not in use in the Property. You are solely liable for any damage or loss suffered by us as a result of your unauthorised use of domestic chargers.

Dedicated charging points. (DCP’s) The Property has 1 dedicated charge point located between the 2 car parks). It is the user’s sole responsibility to supply a suitable charging cable to avail of the DCP. DCPs are exclusively for the use of the Booking Party, our staff and approved contractors. Visitors to the Property who do not comprise the Booking Party are not permitted to use the facilities without our express permission. Charges for “Charging”. As the price of a kWh of electricity has risen so dramatically of late there will now be a charge for using the DCP. This will be variable as is our energy tariff. Please contact us for details. Payment for car charging must be made in cash before departure. There is a meter installed in the charging point so guests can verify their usage. Authorisation for the use of a DCP during your Stay must be made prior to Booking. If for any reason our DCP is not functioning and your stay is dependant upon use of the DCP then we will refund your monies. This will be the total extent of our liability to you the guest. Use of the DCP is at the owner’s own risk and we do not accept any liability for loss or damage sustained by you or your EV as a result of using the DCP unless the damage was caused directly by our negligence. You shall be responsible to us for any damage to the DCP or loss suffered by us caused by your use of the DCP.

Arrival: Your cottage will be available to you from 16:00 hrs on the day of arrival, unless otherwise arranged.

 

Late arrival procedure: Please ensure you contact us no later than 19:00 hrs to let us know if you will be arriving late.

Departure: Please be ready to leave your cottage by 09:30 hrs on the day of departure, unless otherwise arranged.
 
Damages: Guests are responsible and liable for any breakages or damages to the accommodation or it’s contents. Please could you report any incidents as they occur. We do not normally charge for minor breakages but we may send you an invoice for repair or making good if the damage or breakage is significant.
 
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves, employees or contractors whilst acting in the course of employment.
 
Privacy Policy: Any data collected during the course of booking will be stored on our computers. With your permission we may from time to time contact you about promotions and offers. We will not share your details with any third party.
